“MOVING ON” SELLER GUIDE

Ready to sell your long-time home?

After 10, 20, or 30+ years, selling isn’t just a transaction. It’s a chapter closing. I’ll help you plan the move, protect your equity, and make it feel manageable.

Downsizing without the overwhelm

Decades of belongings, one move. I connect you with trusted move managers, estate sale companies, donation pickup, and cleaners, so you’re not doing it alone.

Timing your sale & next home

Buy first or sell first? We’ll look at options like bridge financing, rent-back after closing, and the right season to list so you only move once.

What your home is worth

Long-time homes often have big equity, plus some updates that matter (and many that don’t). You’ll get a clear pricing plan based on recent nearby sales.

Your “Moving On” plan, step by step

  1. A no-pressure conversation: your goals, timeline, and where you want to land next.
  2. Home value review: a pricing range based on today’s market and your home’s condition.
  3. Prep plan: which fixes are worth it and which to skip.
  4. Your next home: a smaller home, 55+ community, near family, or out of state.
  5. List, sell & close: with a move-out date that works for you.

What clients say

★★★★★

“A Truly Exceptional Realtor! Working with Roselle was one of the best decisions we made during our home buying/selling journey. From start to finish, she was professional, responsive, knowledgeable, and genuinely cared about our needs. Roselle took the time to understand exactly what we were looking for and went above and beyond to make the entire process smooth and stress-free. Whether it was answering late-night questions, negotiating on our behalf, or providing honest advice, Roselle consistently exceeded our expectations. What stood out the most was her attention to detail and commitment to making sure we felt supported every step of the way. You can tell she truly loves what she does and takes pride in helping her clients succeed. We couldn’t be happier with the outcome and would recommend Roselle to anyone looking to buy or sell a home. If you’re looking for someone who’s trustworthy, hardworking, and an expert in their field, look no further!”

Questions long-time homeowners ask

Do I need to update everything before I sell?

Usually not. Many buyers expect to update an older home. We focus on the few things that move your price and skip the rest.

What about taxes on my gain?

Many homeowners can exclude a large part of their gain on a primary residence, but every situation is different. Talk with your CPA or tax advisor. I’m happy to coordinate with them.

Can I stay in the home after it sells?

Often, yes. A short rent-back can give you time to move without rushing.

My family is helping me decide. Can they join?

Absolutely. Adult children, trusted friends, or advisors are welcome on any call, in person or by video.
