VA loan basics
- $0 down for qualified veterans and service members with full entitlement.
- No monthly mortgage insurance.
- VA funding fee may apply; it’s often waived for veterans receiving VA disability compensation.
- Get your Certificate of Eligibility (COE) early. Your lender can usually pull it for you.
- Thinking long-term? Many PCS buyers keep their home as a rental at their next duty station. We’ll look at rentability before you buy.
Buying remotely: how it works
- Strategy call: orders, report date, BAH, family needs.
- VA pre-approval with a military-savvy lender.
- Live video tours: I walk every room, the street, and the neighborhood with you.
- Offer & inspection: reports and photos sent to you; I attend in person.
- Remote or mobile closing: e-signing and mobile notaries where allowed, timed to your report date.
What relocating families say
★★★★★
“Dream Home! What a great experience working with Roselle Campbell. I have had some bad experiences with relocations in the past let me say just horrible, I work for the military and get shuffled around every few years. Roselle was a breath of fresh air, just the perfect person that we were looking for on our new journey. She had all the answers and guided us to the perfect place. My wife and I want to give her the best review possible she made it all spectacular for us.”

“… As we were buying from another city, Roselle provided excellent service when were not in Colorado Springs, and when we visited to view properties, Roselle lined up all the desired viewings and provided stellar guidance. There is no doubt that Roselle made this experinece easy. Whether you live in Colorado springs or not (and especially if you live in another area), I highly recommend partnering with Roselle …”

“… I recently moved to Colorado Springs and was browsing homes on Zillow, which is how I got connected with her. After our first showing, she took the time to truly understand my needs, offered insights into the good and not-so-good areas of the city, and pointed out the small but important details to watch for during each showing. … if it weren’t for her sharp eye, I could have lost $4,000 at closing — the title company had missed a seller credit in the final documents, and she caught the error just in time.”

PCS FAQs
Can I buy before I arrive?
Yes. Many families close before or right as they report, using video tours and remote closing. A clear plan and a responsive agent make it work.
Should I buy or rent for a 3-year tour?
It depends on the market, your plans after this assignment, and whether the home would rent well. We’ll run the numbers together.
What if my report date changes?
Military life happens. We build flexibility into your timeline and contract where possible.
